What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like closets, hallways, and pantries. They may draw a rough sketch of the property. Then, the appraiser develops a report and detailed sketch showing the total square footage and the overall layout of the house. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services required?

Property taxes

Property tax records often reflect inaccurate square footage because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more square footage than you actually have! Unless a certified appraiser has recently performed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling your home

A measurement service will secure fair market value for your property. Living space is one of the most important elements potential buyers look for when purchasing a house — but since these values are frequently approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your home is to refer to a recent appraisal or home measurement service performed by an appraiser (after any updating that might have affected square footage).

For real estate agents

To make certain that your client's property closes at a price that appropriately reflects true market value, we suggest asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your eye for detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic for enticing potential buyers since they can see the layout and attributes of the property before and after touring.
